From first inquiry to title transfer.

Buying real estate at Casa de Campo® is a structured 60–90 day process. Foreign and Dominican buyers follow the same legal path. Here is how each stage works.

Stages 1–3

Discovery to Promesa.

From first inquiry through signing the Promise of Sale.

Step 1

Foreign Ownership Rights

The Dominican Republic places no restrictions on foreign property ownership. Buy in your personal name, through a Dominican SRL, or through a foreign holding structure. Your attorney recommends the right structure based on your residency and rental intentions.
Step 2

Search & Shortlist

A first conversation aligns on priorities — neighborhood, budget, oceanfront vs. golf, primary vs. rental. We send a curated shortlist of 4–8 active and off-market properties and accompany every showing inside the resort.
Step 3

Promise of Sale (Promesa)

Your attorney drafts the Promesa de Venta — a binding contract specifying price, deposit (typically 10%), contingencies, and closing date. Deposit goes into escrow; the property is locked.
Stages 4–6

Due Diligence to Title.

Verifying title, signing the deed, and the months after closing.

Step 4

Due Diligence

Your attorney verifies clear title at the Registro de Títulos, confirms HOA financials and membership status, and checks all permits and taxes are current. A surveyor confirms lot boundaries. Issues found can renegotiate or unwind the Promesa.
Step 5

Closing Day

The deed (Acto de Venta) is signed in front of a Dominican notary. You wire the balance; seller delivers possession; the transfer is recorded with the Registro de Títulos. Possession transfers immediately — new title certificate arrives by mail 30–60 days later.
Step 6

After the Purchase

We introduce you to designers, contractors, property managers, and the rental management team if you put the villa into our short-term program. Resort administration paperwork and utilities transfer is handled in the first week.
