Transfer Tax

Impuesto de Transferencia

3% of assessed value, paid to the DGII at closing. Assessed value is generally lower than the market purchase price, which works in the buyer’s favour.
Legal & Notary

Attorney & Title Fees

1–2% of purchase price for the buyer’s attorney; some firms quote a flat fee on higher-value transactions. Plus ~0.5% title registration paid to the Registro de Títulos.
For Foreign Buyers

Translation & Power of Attorney

Certified document translation, certified copies, and a power of attorney if you are not signing in person. Modest additional cost.

Community Dues + Resort Tier

Each neighborhood has its own HOA covering security, landscaping, roads. Casa de Campo® membership (Sport / Premier / Founder) is a separate tier that grants golf, beach, marina, and tennis access — sometimes included with the villa, sometimes purchased separately.
IPI Property Tax

1% Above the Threshold

Annual IPI is 1% of assessed value above ~RD$9.8M (~US$160,000). Paid in two installments to the DGII. For a $2M property, expect roughly $18,000–$20,000 per year. No surcharge for foreign owners.
Maintenance + Insurance

Year-Round Upkeep

Plan 1–2% of property value per year for gardening, pool service, AC, generator, and roof upkeep. Full homeowners coverage plus hurricane and earthquake riders is non-negotiable in the Caribbean belt.
