For buyers who want direct Caribbean Sea views, beachfront access, or to be steps from Minitas Beach. Premium pricing — typically $3M+, often $5M–$10M+ for estate-sized lots. Includes Punta Minitas, Costamar, Costa Verde, and Punta Aguila.

Golf-Course Frontage

How to Choose Your Casa de Campo® Neighborhood

Most buyers narrow their search by lifestyle priority first, then by budget. A few questions worth answering before viewing properties:

  • Will the property be used primarily for ocean access, golf, boating, or quiet residence? Each maps to a different neighborhood cluster.
  • Primary residence, vacation home, or rental investment? Some neighborhoods (closer to the marina and Minitas Beach) have stronger short-term rental demand; others are zoned and built more for long-stay owners.
  • How much resort traffic is acceptable? Oceanfront and marina-adjacent areas are more active. Inland and garden-view neighborhoods are quieter but still inside the resort gates.

Oceanfront & Beachfront Neighborhoods

Punta Minitas is widely regarded as the most exclusive address at Casa de Campo® — a private peninsula with large oceanfront lots, walking access to Minitas Beach, and a tightly held inventory. Estates here regularly trade above $10M.

Costa Verde sits between the Teeth of the Dog and the ocean. Direct sea views are common; lot sizes vary. Pricing typically $5M–$15M.

Punta Aguila is a enclave at the southern tip of the resort with dramatic ocean vistas. 

Golf-View Neighborhoods

Dye Fore villas overlook the Dye Fore golf course and the Chavón River valley — some of the most photographed views in the Dominican Republic. Pricing typically $1.5M–$4M, with newer construction commanding the upper end.

Cacique and the original Punta Aguila sit on the Teeth of the Dog (the resort’s flagship course, ranked among the world’s best). Established neighborhood, mix of original 1970s villas and modern renovations.

Golf Villas wraps around fairways on The Links course. Strong value for buyers who want golf-course frontage without oceanfront pricing.

Marina District

La Marina is the resort’s waterfront village — restaurants, shops, the yacht club, and slip access. Properties here are mostly condos and town-style villas; ideal for boating owners and lock-and-leave buyers.

Las Palmas and El Valle are a short walk to the marina with larger single-family lots. A common choice for buyers who want marina amenities but more privacy than the marina-village itself.

Garden-View & Inland Neighborhoods

These neighborhoods offer the most accessible entry into Casa de Campo® ownership. Properties are typically priced from $1.5m–$2.5M and sit further from the coast, but inside the same gated resort with full access to all amenities, security, and infrastructure.

Major garden-view and inland neighborhoods include: El Bosque, El Molino, El Vivero, Las Colinas, Las Terrazas, Caralva, and several others.
